We were engaged by Horan Rainsford to carry out extensive making safe, conservation and construction works at Number 45 Pearse Street, a dilapidated listed structure. We worked closely with the Client, Barrett Mahony and Dublin City Council’s Conservation Department to restore and upgrade the building, giving it a new lease of life.
Our works included:
- Demolition of non-original additions to the rear of the building.
- Strip and remove existing asbestos slated roof.
- Carry out underpinning in the existing basement. Remove existing basement floor, excavate and install new insulated concrete floor at lower level to convert the basement into a usable space.
- Form three large openings at ground floor level to Structural Engineer’s details to suit new café layout.
- Construction of a 2-storey extension to the rear with a zinc roof.
- Manually remove all internal and external plaster from original brick.
- Replace collapsed floors throughout.
- Repair works to chimney stacks.
- Installation of new Welsh slate (Blue Bangor) roof.
- Brick repairs.
- Lime render to shopfront and cornice band.
- Wigan pointing to 1st and 2nd floors.
