The scope of works was split into two phases, namely the Demolition Phase and the Enabling Works Phase.

Phase 1 – Demolition Works Requirements

• Preparation and implementation of Construction and Demolition Waste Management Plan.
• Ecological baseline and wildlife protection plan.
• Demolition of four existing buildings.
• Asbestos removal.
• Site Clearance.
• Site Investigation and soil classification.
• Installation of cladding to exposed face of Generator Hall following completion of demolition.

Phase 2 – Enabling Works Requirements

• Geo-scan of existing underground services.
• Slit trenching to prove position and depths of existing services.
• Installation of new fire ring main and towns watermain.
• Foul sewer diversion.
• Clean and remove existing heavy fuel oil pipe.
• Reduced level dig across site.
• CBR testing to formation level.
• Import, level and compact hardcore fill across site in preparation for follow on works.
