The demolition phase of the project primarily consisted of the demolition of 3 main structures; Nassau House, Hibernian Corner & Hibernian House which, due to the location, presented many difficult challenges. With the LUAS track positioned on two sides of the site, access was very restricted and required careful execution of detailed traffic management plans. The LUAS Overhead Catenary System was connected to the facades of the structures to be demolished. At Nassau Corner the LUAS track was within 1 metre of the façade of the structure. The pedestrian footway at this location was also within the building footprint and it was a requirement that this remain in-situ while the building was demolished.
We considered a top-down methodology safest for the demolition of the main structures adjacent to the public streets. Our works were meticulously planned and executed with detailed temporary works, scaffold designs and protection measures required. The structures were removed floor by floor by specialist demolition equipment working within a protective scaffold. High reach demolition was employed for the removal of one internal structure.
With demolition complete we used processed demolition concrete to form a piling mat and installed a large tubular Groundforce shoring system to facilitate basement excavation.
This project was a resounding success, completed safely and ahead of programme.
